Instead of giving you a quote, we pre-approve a scope of work with your insurance company, including the price. If we discover additional damage after we tear your old, damaged shingles off, we document it and file a supplement with your insurance carrier and negotiate a fair market price for the additional work.
The only time you will make additional payments beyond your deductible is if you choose to upgrade your roofing system (the insurance carrier is only obligated to make an equivalent replacement) or you choose to purchase an extended warranty.
Note: We always include 2 replacement sheets of OSB as needed for your roof deck. If we find more than 2 rotten sheets of deck board, additional sheets must be purchased as well as the labor to replace them. Some insurance carriers will not cover rotten roof deck boards. We will always file a supplement to cover these expenses, but this is an occasional additional cost that is incurred out of pocket with some insurance carriers. There is no way to determine all the deck boards that need replacement before the shingles are removed.
This is a real risk, especially when a lot of roofing companies fail to take precautions to protect your roof from additional damage while they’re inspecting it.
Inspectors should always do a pre-inspection from the ground, visually surveying the roof from all sides, and only get on the roof if there is evidence visible from the ground of damage that warrants an insurance claim.
Additionally, there is specialized footwear for inspectors that distributes their weight and minimizes disruption of the shingles that are still in good shape.
All approved claims will be returned with an approved scope of work and amount. We work closely with insurance carriers to review the scope of work for missing items including your local code requirements as well as manufacturer guidelines, and will negotiate revisions to the scope of work to ensure your roof meets all applicable regulatory requirements and warranty guidelines.
A roof must be done right to meet manufacturer warranty requirements and we do not compromise on any roof. We make sure that all required items are in the approved scope of work and covered by the insurance company payout so you do not ever come out of pocket, beyond your deductible, for a repair or equivalent replacement.
Once we have negotiated a solid scope of work and it is approved, we will contact you to schedule your installation date.
When you take an approved payout amount from your insurance company and try to independently navigate selecting a roofing company to do the work, they will often find additional damage that requires an upcharge for time and materials. This additional work is almost always covered under your policy, but it requires someone to file a supplement on the claim that meets all the documentary evidence requirements of your insurance company policy.

After we have inspected your roof and found damage that warrants a claim, sign a contingency agreement with us and let us initiate your claim with you or for you. When you add us an authorized contractor on your claim, we will navigate these situations on your behalf.
Note: A contingency agreement does not obligate you to any payments. It merely commits you to working with us on a contingency basis. If we are unable to negotiate an approved scope of work with your insurance carrier, you will owe us nothing. The contingency agreement commits you to moving forward with us if we are able to get your claim approved. When we have an approved amount and scope of work, we will present a contract, select your shingles, and take the initial payment at the time of signing.
Many roofing companies live in a feast-or-famine world where storms will flood them with opportunities, and overwhelm their capacity to keep up with all the work. In these times, they will take on more projects than they can handle and many homeowners will experience severe frustration waiting to hear anything from the roofing company they selected.
On top of this, there are regional roofing companies that function as storm-chasers. The roofing industry has largely standardized on a limited lifetime warranty for all shingles and roofing systems. The limited lifetime warranty is included with all new roofs and covers materials for manufacturing defects for as long as the purchaser of the roof continues to reside in the home. The coverage for replacement is prorated starting at ten years after installation.
Additionally, Guideline Roofing provides a 2-year workmanship warranty that covers any issues in the installation due to substandard workmanship.
Considering that the national average time that a homeowner resides in a home before moving is 7 years, in most cases, purchasing an extended warranty is not completely necessary.
